The 226-hectare (558-acre) mixed-use development is on land east of Lutterworth and adjacent to M1 Junction 20.

The development will include over 2,750 houses, 21.5 hectares (53 acres) of employment space creating around 6,300 jobs, 100 hectares (over 250 acres) of green space, new schools, community facilities, and a local retail centre.

The site is being led by Leicestershire County Council and is identified in the Harborough District Council Local Plan as a key employment and housing area.

Most of the site will be delivered through a joint venture partnership and a development partner will be established through procurement. 13 hectares (32 acres) of land assigned for logistics/warehouse use will be retained by Leicestershire County Council for development and leasehold occupation.
